What this comparison does and does not say

It compares two different things fairly, which is the part most build-vs-buy advice gets wrong. A construction quote excludes the lot; a home price includes it. So we add land to the build side using FHFA's measured land share for Florida, and compare against Zillow's index of typical existing home value.

It also uses the size new homes in the South are actually built at — 2,162 sq ft, from the Census Survey of Construction — rather than a round number. A new build is usually larger and newer than the typical existing home it is being compared with, and that difference is real value the price gap alone does not capture.

  • Not included on the build side: construction-loan interest during a 12–18 month build, and the cost of living somewhere else while it happens.
  • Not included on the buy side: the repairs and updates an existing home needs, and the fact that you get someone else's choices rather than your own.
  • Land varies enormously within a state. The 43% figure is a statewide average. A metro lot can cost several times a rural one, and that single variable decides most build-vs-buy questions.
  • Labour drives the build side. Florida trade wages run $23.73/hr (BLS OEWS), roughly a third of construction cost.
  • Builder availability matters. Florida issued 111,173 single-family permits in 2025 — thinner markets mean fewer competing bids.
