Cost to Build a House by ZIP Code
Enter a ZIP code to see what it costs to build there: your state's rate per square foot, the county you are in, how many homes were permitted in that county last year, and what existing homes there are worth. 32,759 ZIP codes are mapped to 2,998 counties using Census data. The national mid-range rate is $188/sq ft in 2026, excluding land.
Why we don't publish a price for every ZIP
Plenty of sites will show you a confident cost per square foot for your exact ZIP. There is no public dataset behind those numbers, because none exists. Here is what actually gets measured, and at what level:
So this tool gives you the state rate — calibrated against Census survey data — and pairs it with the two things that are measured locally: how much building is actually happening in your county, and what existing homes there are worth. Those tell you more about your build than a spurious ZIP-level price would.
What does change street to street
The lot, not the house
Two lots a mile apart can differ by six figures while the house on them costs the same to build. Slope, rock, trees, water table, and whether you need a well and septic instead of a municipal connection are the real local variables.
Jurisdiction, not ZIP
Permit fees, impact fees, review timelines and inspection regimes are set by the city or county, and a single ZIP can span more than one. Ask the building department that will actually issue your permit.
Who is available to build
In a county permitting a few hundred homes a year you may get two bids; in a busy one you can get six. That competition moves your price more than geography does — which is why permit volume is on every county page.
What you choose to build
Census microdata shows finish level and size drive far more variation than location within a state. Our own like-for-like spread is about −8% to +9% once you fix the market and the price band.

Frequently asked questions
How much does it cost to build a house in my ZIP code?
Enter your ZIP above and the tool returns the cost per square foot for your state, the county you are in, how many single-family homes were permitted there last year, and what a typical existing home in that county is worth. Nationally the mid-range rate is $188 per square foot in 2026, excluding land.
Is there a construction cost per square foot for every ZIP code?
No, and anyone publishing one is estimating rather than measuring. No public dataset reports construction cost at ZIP level. Building permits record a builder-declared valuation, which is not the finished cost and is often far below it, and in a single ZIP the sample is usually a handful of houses of wildly different sizes. We publish the state rate, which is calibrated against Census survey data, and pair it with the things that genuinely are measured locally: permit volume and home values by county.
Why does a ZIP code map to a county here?
Because the county is the smallest area with reliable published construction data. The mapping uses the Census Bureau's ZCTA-to-county relationship file, assigning each ZIP area to the county holding the largest share of its land. Some ZIPs straddle county lines, and ZIP areas do not exist for PO-box-only ZIPs, so a small number of valid ZIPs will not resolve.
